Following is a list of professional services offered by our firm. A detailed Management Prospectus can be prepared, by contacting our firm, specifically for the needs of your association which may include all or a combination of the services below:

  • GENERAL ADMINISTRATION:

    DELTA will provide general administrative and management services to the Association, and will exercise proper liaison and supervision with respect to the Association’s matters to ensure proper operational management and maintenance, and to promote a meaningful Board/Agent relationship;

  • ON SITE MANAGEMENT:

    DELTA Management can provide on site managers to assist the Board of Directors;

  • MAINTENANCE OF ASSOCIATION FILES:

    DELTA will store all Association official records in accordance to requirements set forth in Florida Statutes;

  • COMMUNICATIONS:

    DELTA will assist the Association with newsletters, special notices, bulletins, questionnaires and surveys;

  • OWNER PROBLEMS:

    DELTA will assist in resolving individual owner problems as they pertain to the Association, common elements and rules and regulations;

  • PROPERTY INSPECTIONS:

    DELTA will make routinely property inspections as set forth by the company’s 60 – 40 rule: 60% on property and 40% taking care of administrative duties;

  • EMERGENCIES:

    DELTA will maintain a 24–hour day emergency calling system;

  • RULES ENFORCEMENT:

    DELTA will assist the Board of Directors in the enforcement of the provisions of the documents;

  • BOARD OF DIRECTORS /MEMBERHIP MEETINGS:

    DELTA will assist the Board of Directors in conducting all mandatory meetings, and ensure proper procedures are followed as set forth in the governing documents and Florida Law.

  • FINANCIAL MANAGEMENT SERVICE:
    • Annual Budgeting:

    • Financial Statements:
      • Balance Sheet
      • Income & Expense Statement: Profit & Loss
      • Delinquency Reports
      • Prepaid Assessment Reports
      • Bank Reconciliations

  • CONTRACTUAL AND PHYSICAL ADMINISTRATIVE:

    DELTA will coordinate the supervision of the common elements, improvements and equipment of the Association as follows:

    • Contractors:

      DELTA will solicit, analyze and compare bids, and negotiate contracts for execution by the Board, and will supervise the services of contractors for any required grounds maintenance, landscaping, lighting, security service, audit and legal services, and all others services required by the Association.

    • Association Employees:

      The Manager will hire, supervise, pay and discharge all personnel necessary to properly operate and maintain the Association consistent with the approved budget.

    • Performance of Contractors:

      DELTA will review and monitor the performance of service contractors, and recommend changes based on experience, to provide greater efficiency and lower maintenance cost.
